A desire to live on waterfront property prompted this client to purchase an 1800-square-foot home with limited water views. They wanted 400 square feet of unused outdoor space to be converted into a family room, to maximize the water views from each room, to create a comfortable flow from room to room and to transform the exterior of the house into a traditional Tuscan Mediterranean style—all in seven months so they could entertain during a family reunion. Because of the shortened timeframe, the remodeler used critical path scheduling to keep all the trades on track.

Another challenge was FEMA’s restriction that required that the existing roof structure be kept and over-framing on the entry portico roof lines. Scissor trusses were used to vault the ceiling of the family room, and the LVL beam structurally supports the existing roof trusses cut back to provide the new space. Inside, to create the free-flowing space, a bearing wall was removed to open the space between the kitchen and entertaining area. Instead, a soft arched beam encased in hardwood, supported by decorative columns, was added.
