For five years, this building has served as storage for the client’s window and siding business; however, it was difficult to get the windows, entry doors and siding boxes in the front door. Therefore, the client wanted the roof raised to make the ceiling 13 feet high and a garage door installed to enable the large items to more easily be moved in. The exterior also was designed to highlight many of the products the company sold.

To raise the ceiling, block was installed on top of the existing walls, and a 4-foot extension was welded to the existing center support post. The existing I-beam was lowered and then re-installed.

This building’s exterior had been neglected for 30 years, during which time the windows, stucco, copper eaves, roofing tile and terra cotta had deteriorated. In addition, pigeons had nested in the roof cornice, and the weight of their debris created a severe gap in the perimeter of the buildings eves. Once that was cleaned out, each terra cotta tile’s support wire was adjusted by hand, and the metal cornice was raised to its original position and secured with heavy gauge galvanized wire, which also sealed off the pigeons’ access points.

Rebuilding the terra cotta rain table was most challenging because of the intricacy of the Greek scrollwork design. Where there was significant loss, stainless steel rods were embedded in the mortar with a 2-part epoxy. When that cured, a hand grinder with a diamonded-coated cutting disk was used to clean up the details and remove access mortar. Then a sandable exterior restoration compound was added and hand sanded to provide a smooth base for coating.
