Originally built, 60 square feet of space was home to a half-bath, laundry room and water heater. It also served as the pass-through from the master bedroom to the kitchen. Because of budget constraints, the best the remodeler could do is bump out 24 inches under the existing 30-inch eve to make this space larger. A tankless water heater, stacked washer and dryer and an in-wall toilet tank were key to keeping the utilization of space to a minimum. Floating cabinets give the illusion of space. What would have been dead space between the laundry machines and the shower was instead turned into space for laundry soaps and towels and a pullout laundry hamper.

Because the vanities sit on the exterior wall with no foundation below, the plumbing within the cabinets had to be kept warm, so the remodeler added insulation to the thickened wall, and an inner vapor barrier was placed between the wall thicknesses. Heating flooring also was used throughout the space.
